Commercial
Local cleaning company or national franchise?
An honest comparison for Fresno businesses choosing a commercial cleaner: how the franchise model works, where a local company is stronger, and when a franchise is the better fit.
By Scrubhub Cleaning ·
If you have one or a few sites in the Fresno area, a well-run local cleaning company usually gives you more direct communication and a more consistent crew. If you have sites in several states and need one contract and one invoice for all of them, a national franchise brand is often the simpler choice.
Search for commercial cleaning in Fresno and most of the first page is national names. That doesn’t make them the right fit for every business, and it doesn’t make them the wrong one either. It helps to know how the model works before you choose.
How the franchise model works
Many of the big names in commercial cleaning are franchise systems. The national brand handles marketing, sales support and systems. The cleaning is done by a local franchise owner who has bought into the system, or by that owner’s staff. Some brands call them franchise business owners, some call them vendor partners.
Nothing about that is wrong. Many franchise owners run excellent operations. But it does mean the company on the sign isn’t always the company that cleans your building, and the person you call with a problem may not be the person who can fix it.
Where a local company is stronger
Direct line to the owner. At a local company, the person who quoted your job is often the person who answers when something goes wrong. Decisions don’t need to go up a chain.
The same crew. A smaller operation can keep a crew on your building for months or years. They learn your space, and things stop getting missed.
Flexibility. Changing a task, a time or a product is a text, not a ticket.
Local knowledge. A company based here knows how fast Central Valley dust builds up on vents and sills, how long pool season runs, and what wildfire ash does to entrance floors in late summer.
At a local company, the person who quoted your job is often the person who answers when something goes wrong.
Where a national franchise is stronger
Many sites, one contract. If you have locations in Fresno, Phoenix and Dallas, one brand across all of them is easier to manage.
Corporate procurement. Some large organizations have approved vendor lists, and the national brands are already on them.
Brand-level guarantees. Some franchise brands offer a national service guarantee on top of the local owner’s work.
Side by side

| Changing the scope | Usually quick and informal | May go through the franchise owner and the brand |
| Many sites in many states | Not usually | Yes, often the main reason to choose one |
| Local conditions | Built into the checklist | Depends on the local owner |
What to check whichever you choose
- Ask for a certificate of insurance and confirm workers’ comp. We carry $1M liability cover and workers’ comp, and our staff are bonded.
- Ask who will clean your building and whether it’ll be the same people each visit.
- Ask who you contact with a problem, and how fast they reply.
- Get a written scope of work and a fixed price after a walkthrough.
- Read local reviews for the specific operator, not just the national brand.
About us, so you know who you’re comparing
We’re Scrubhub Cleaning, a locally owned company based in Clovis. We’ve been cleaning in the Fresno area for five years, and we hold a 5.0 rating from 24 Google reviews. Our commercial work is mostly weekly cleaning for spaces between 1,000 and 10,000 square feet: small offices, warehouse offices and floors, an HOA communal building, large meeting halls and medical and dental practices.
The thing we hear most from businesses that switch to us is about communication. They’d paid for a service and felt they had no say in how it was done. We think you should. If you want a room cleaned differently, you tell us, and the crew does it that way next visit.
Common mistakes when choosing
- Picking the name you recognize without asking who actually cleans.
- Assuming a small company can’t be insured. Ask for the certificate either way.
- Comparing prices without comparing scope and frequency.
- Not reading reviews for the local operator.
- Choosing a multi-state contract when all your sites are in one county.
Frequently asked questions
Frequently asked questions
Are national cleaning franchises better than local companies?
Not automatically. A franchise suits businesses with sites in many regions. A good local company usually suits businesses with one or a few sites that want direct communication and a consistent crew.
Who actually cleans my building with a franchise company?
Usually a local franchise owner or their staff, working under the national brand. Ask who it will be before you sign.
Are local cleaning companies insured?
Good ones are. Ask any company for a certificate of insurance and confirm workers' comp. We can send ours on request.
Do local companies cost more than franchises?
Not necessarily. Compare fixed quotes for the same written scope. Our office cleaning cost guide shows our rates per square foot.
Where is Scrubhub based?
Clovis, and we clean across Fresno, Clovis, Madera, Sanger and Selma.
