How much does office cleaning cost in Fresno?
Real per-square-foot rates for office cleaning in Fresno, what a weekly contract works out to each month, and the things that move a quote up or down.
By Scrubhub Cleaning ·
Office cleaning in Fresno usually costs between 7 and 9 cents per square foot for each clean. A 5,000 square foot office cleaned once a week works out to roughly $350 to $450 a visit, or about $1,500 to $1,950 a month.
Most cleaning companies won’t put a number like that in writing until they’ve seen your building. We understand why, but it leaves office managers trying to budget blind. So here is how we actually price commercial work, with the maths shown.
How office cleaning is priced
There are three common ways to price commercial cleaning. Hourly, per square foot, and flat monthly contracts.
We price per square foot, per clean, and then turn it into a fixed number before we start. You don’t pay for hours, so there’s no incentive for anyone to work slowly, and your invoice is the same every month.
National pricing guides put recurring office cleaning anywhere from 7 to 20 cents a square foot. That spread is wide because it covers everything from a two-desk office in a small town to a downtown tower. In the Central Valley, for the offices we’re asked to clean most, our rate sits around 8 cents.
What does that look like for your office?
Here are worked examples at our current range. “Per month” assumes 52 weeks divided by 12, which is 4.33 visits for a weekly clean.
| Office size | How often | Per clean | Per month (about) |
|---|---|---|---|
| 1,500 sq ft | Weekly | $105 to $135 | $455 to $585 |
| 3,000 sq ft | Weekly | $210 to $270 | $910 to $1,170 |
| 5,000 sq ft | Weekly | $350 to $450 | $1,515 to $1,950 |
| 10,000 sq ft | Weekly | $700 to $900 | $3,030 to $3,900 |
| 3,000 sq ft | Three times a week | $210 to $270 | $2,730 to $3,510 |
If you want to play with your own numbers, the calculator on our commercial cleaning page does the same sum for any size and frequency.
What pushes the price up or down
Square footage is the starting point, not the whole story. Two offices of the same size can take very different amounts of time.
Layout. An open-plan floor with rows of desks is quick. The same footage split into twenty small private offices, each with its own bin and its own door, takes longer.
Restrooms and kitchens. These are where the time goes. A 3,000 sq ft office with one restroom is a different job from one with four restrooms and a full break room.
Flooring. Carpet gets vacuumed. Hard floors get swept and mopped. Lots of glass partitions and glass doors add detail work that a plain office doesn’t have.
Foot traffic. A back office with six staff stays cleaner than a front office where customers walk in from the parking lot all day.
Dust. This one is local. Central Valley dust settles on vents, sills and baseboards faster than it does in coastal cities, and in late summer the wildfire ash comes in on shoes and through the HVAC. A building that hasn’t been properly cleaned in a while needs a heavier first visit to get it to a standard we can then keep.
Why cheap commercial quotes are cheap
We run payroll every month, so this isn’t guesswork.
Cleaning is classed as a high-risk industry, and workers’ compensation costs around 10% of payroll on its own. Then there’s general liability insurance, bonding, employer taxes and equipment. A good commercial vacuum is around $500 and it wears out.
A quote far below the going rate usually means one of those costs isn’t being paid. Often it’s insurance. If someone without workers’ comp is hurt on your premises, that problem can end up being yours.
A quote far below the going rate usually means one of the real costs isn’t being paid. Often it’s insurance.
We carry $1M liability cover and workers’ comp, and our staff are bonded. Any business can ask us for a certificate of insurance, and you should ask every company you’re comparing for the same.
What a fair price should include
When you compare quotes, check each one covers the basics for every visit:
- Trash and recycling emptied, liners replaced
- Desks, counters and touch points wiped (handles, switches, phones)
- Restrooms cleaned, disinfected and restocked from your supplies
- Kitchen or break room reset: sink, counters, microwave front, table
- Floors vacuumed, swept and mopped
- Entry glass and doors spot cleaned
Things like carpet shampooing, floor stripping and waxing, high windows and deep cleans of appliances are usually priced separately. That’s normal. What matters is that you know which is which before you sign.
A real example from our work
Most of our commercial work is weekly cleaning for spaces between 1,000 and 10,000 square feet: small offices, warehouse offices, an HOA clubhouse, and large meeting halls that need resetting after events. The pattern we see again and again is that the first walkthrough finds work nobody had been doing. Vents, baseboards and the tops of door frames are the usual ones. Once that’s caught up, the weekly visit keeps it there and the price stays the same.
Common mistakes when budgeting for office cleaning
- Comparing monthly totals without checking frequency. A cheap quote might be for every other week.
- Forgetting supplies. Ask who provides paper towels, toilet paper, soap and liners. Some companies include them, some bill them on top, and some expect you to stock them.
- Booking the cheapest quote for a client-facing space. Clients judge you on your restroom, and that’s not the place to save $40 a week.
- Signing without a written checklist. Without one you can’t hold anyone to anything, and every disagreement turns into “we thought that wasn’t included.”
- Skipping the walkthrough. A quote over the phone is a guess. A walkthrough is a price.
Frequently asked questions
Frequently asked questions
How much does office cleaning cost per square foot in Fresno?
Our commercial cleans run about $0.07 to $0.09 per square foot for each visit. National guides quote anywhere from $0.07 to $0.20, depending on the building and the city. A walkthrough turns the range into a fixed price.
How much is a monthly cleaning contract for a small office?
A 1,500 sq ft office cleaned weekly works out to about $455 to $585 a month at our rates. Cleaning twice or three times a week multiplies that by the number of visits.
Do you charge by the hour for commercial cleaning?
No. We give a fixed price per clean after a free walkthrough, so your invoice is the same every month and nobody is watching a clock.
Why do cleaning companies want to see the office before quoting?
Because size alone doesn't tell you how long a space takes. Restrooms, kitchens, flooring and layout change the time a lot. Our walkthrough is free and we send a firm quote within 24 hours.
Is commercial cleaning tax deductible?
For most businesses, cleaning the premises you operate from is an ordinary business expense. Check with your accountant for your own situation.
Are restroom supplies included in the price?
Ask every company this, because it varies. We agree it with you at the walkthrough, so it's written into the quote either way.
What to do next
