Post-construction cleaning in Fresno and Clovis, explained

Post-construction cleaning usually happens in three stages: a rough clean once the heavy trades finish, a final clean before the walkthrough with the owner, and a touch-up clean just before people move in. Skipping a stage is the most common reason a new space fails its handover inspection.

Construction dust is finer than household dust. It gets into window tracks, light fittings, vents and the inside of every cabinet, and a single wipe just moves it around. That’s why builders who’ve done a few projects book a cleaning crew early, not the day before handover.

The three stages of post-construction cleaning

Stage When What it covers
Rough clean After drywall, paint and the heavy trades Debris, packaging, stickers, first pass of dust on floors and surfaces
Final clean When fixtures, fittings and flooring are in Every surface top to bottom, inside cabinets and drawers, windows and frames, light fittings, vents, restrooms, floors
Touch-up clean Within a day or two of handover or move-in Dust that has settled since the final clean, fingerprints, floors, glass

Rough clean

This is about making the space workable for the finishing trades. Debris out, floors swept, the heaviest dust removed so it doesn’t get sealed under the next coat of anything.

Final clean

This is the big one. Top to bottom, every surface, in an order that means dust falls onto areas not yet cleaned rather than onto finished ones. High surfaces first, then fittings, cabinets inside and out, windows, frames and tracks, restrooms and kitchens, and floors last.

Touch-up clean

Fine dust keeps settling for days after work stops, and other trades often come back for small fixes. A quick touch-up right before the walkthrough catches all of it.

Where construction dust hides

  • Window tracks and sliding door channels
  • Tops of door frames, cabinets and light fittings
  • Inside cabinets, drawers and closets
  • Vents, returns and ceiling fans
  • Outlet covers and switch plates
  • Under and behind fixed appliances
  • Baseboards and the edges of new flooring

In the Central Valley you’re also fighting outside dust. Most commercial builds here have doors open for weeks while materials come in, and the dry season brings in field dust on top of the construction dust. Factor that into how soon you book the touch-up.

Construction dust is finer than household dust. A single wipe just moves it around.

Who post-construction cleaning is for

  • Builders and general contractors handing over a commercial unit or tenant improvement
  • Property owners and landlords readying a newly fitted space for a tenant
  • Businesses moving into a renovated office, clinic or shop
  • HOAs after work on a clubhouse or shared building

If the space is going to be cleaned regularly after handover, it’s worth using the same company for both. The crew already knows the building, and the first regular clean doesn’t start with leftover construction dust.

What to agree before the work starts

  • Which stages you need, and the target date for each
  • Whether windows include exterior glass and at what height
  • Who removes debris and large packaging, and where it goes
  • Any surfaces that need special care: new stone, sealed concrete, specialist flooring
  • Access: site rules, hours, sign-in, parking, and who lets the crew in
  • Insurance: we carry $1M liability cover and workers’ comp, and our staff are bonded. Most general contractors ask for a certificate before anyone sets foot on site, and we can send ours on request.

Common mistakes

  1. Booking one clean and expecting it to cover everything.
  2. Cleaning before the last trade has left.
  3. Dry dusting fine construction dust. It goes straight back into the air and settles again.
  4. Forgetting inside cabinets and drawers. The new tenant opens them on day one.
  5. Leaving the booking to the last week, when every cleaner is busy.

Frequently asked questions

Frequently asked questions

What is included in post-construction cleaning?

Removing debris and dust from every surface, including high areas, fittings, inside cabinets, windows and tracks, restrooms, kitchens and floors. It's usually done in stages: rough, final and touch-up.

How long does post-construction cleaning take?

It depends on the size of the space and how dusty the build was. We'll give you a timeline and a fixed price after seeing the site.

When should post-construction cleaning be scheduled?

Book the rough clean after the heavy trades, the final clean once every trade is finished, and the touch-up within a day or two of handover.

Do you clean after renovations in occupied buildings?

Yes. We can work evenings or weekends so the clean doesn't get in the way of a business that's still open.

Can you keep cleaning the space after handover?

Yes. Many clients move straight onto a regular weekly clean. See our office cleaning cost guide for typical rates.
